Why is equity important. If the seller can adjust the selling price where the house is still attractive for a buyer, then aren’t you bypassing the value of equity (to certain extent)?

You’re correct in theory. However incorrect from a practical perspective. Very few people can feed the close to cause a home to sell. Therefor when pulling lists we look for the highest probability of a performing list not the slightest possibility.

IMHO if possible all investors should own a list of ALL properties in their market area that fit this criteria.

  1. Equity Percentage – 30% or greater
  2. Equity Dollar – 1 to $1,000,000 (this will increase to 200,000 above median in higher price point areas)
  3. Property Type – SFR, Duplexes, Triplexes and 4-Plexes
  4. Bedrooms Count – 1-4
  5. Home Square Footage – 1 to 3000
  6. Year Built – 1900 – 2016
  7. Total Assessed Value – 1 to $1,000,000 (this will increase to 200,000 above median in higher price point areas)
  8. Total Current Value – 1 to $1,000,000 (this will increase to 200,000 above median in higher price point areas)
  9. Age of Owner – 19 – 65 plus
  10. Include All occupancy/owner types (Trusts, Corps, Absentees and Owner Occupied)
  11. Now run two lists
  12. Sale date from 1-1-1900 to today.
  13. No sale date (suppress against the first list before purchase.
  14. Don’t remove duplicates

Now run these lists

  1. Equity Percentage – 30% or greater

All lists you buy from any provider confirm that the address is on this master list or don’t market to it.
